Hmm,I don't know about rare. But if you're talking older notables then:
Wolverine #10(1st Wolvie VS Sabes story)
Various Uncanny including the MM issues,1st Rogue on team,1st Morlocks,1st Mr Sinister,Trial of Magneto, etc
I really regret buying older back issues when I got back into comics. These days I'm all about reading new comics over and over again. My old ones just sit there.

I don't really having anything too rare, but the best I have is the Uncanny X-Men/ Teen Titans one-shot crossover from the 80s. Marvel says its worth $20, except mines in shat quality. My oldest Uncanny is issue 152, where Storm and the White Queen switched bodies. Other issues that are "hot" according to Wizard guides, are Uncanny 281 (where the Hellions die and the White Queen "dies"), and New Mutants 95 and 100. I'm hoping one day my Mutant X #1 will be worth something lol. :p

But if it's worth $250 to somebody it is.

I also have a copy of Fear #10 (first comic appearance of Man-Thing) and Man-Thing #1, both at CGC 9.2.Actually, that was his third appearance in a comic. He was in Astonishing Tales #12 & 13 (with Ka-Zar) before he got his own series in Fear.
My rarest is probably X-Men 94, bought for an outrageous sum (maybe $10??) when I was a teen.
My oldest Marvel comics are probably a couple of early issues of Captain Marvel.

I will probably never sell them anyway so i don't keep any in good condition, i have a problem with the american comics, they are mostly in great condition, but lower grades is not for sale on the net, i can live with lower grades as long nothing is missing or torn.
I don't really want to pay more than $1 for an american comic book used, it's a lot, i can often buy Swedish ones used for maybe 20c each.
But most comics is not expensive here at all, no million dollar books like you have.
The comic collecting seems to be a bigger thing in USA, but of course you have published hundreds times more comics too and most is probably really cheap for you to get, they just don't sell them on ebay:D
If i could i would buy lower grades of comics in large piles and send them here with surface mail.

Well, it took me 15 years to get a complete run. I started reading Uncanny X-Men #221 in 1987 when I was 15 years old.
That was a great book. I'm surprised it hasn't been reprinted more often.
Today's Marvel editors probably miss all the references Avengers Annual #10 has. Rogue is not as popular today as she was under Claremont because the editors have royally screwed her up.

I dunno for sure, but X-Men (vol. 1) 8 is probably the most rare one I have.
I have issue #9, the maroon cover that features the Avengers vs. the X-men up top on the surface, and the Professor underground vs. the real villian.
It's in decent shape. I also have the issue with Unus the Untouchable, except some kids drew genitals on all the x-men on the cover in ink pen. Sigh.
But it's all there, and I've got it.
I got both approximately in the mid-60s when comics were given to school carnivals and resold in bulk for ten cents each no matter what shape and what it was!
I got most of my original collection that way, including Tales of Suspense #55, Tales to Astonish #46, Fantastic Four #18, 22, 25, 33, 36, 39, 44-50! and scattered issues of Tales of Suspense with Cap and Tales to Astonish and Strange Tales #129, 134, and Journey into Mystery #110, 112, 124-130.:)
Spidey #5 and Daredevil #4, 7, 16.

Yeah, any books from the 90s, barring low print yields, aren't worth much more than cover price. That was the age of the collector. Books from the 70s and early 80s, before collectors starting bagging everything, you have a chance at a little money. I have all of the 90s Image books and all those stupid foil covered POSs bagged in a box somewhere. I'm hoping to trade them for credit to pick up some new trades eventually.
